North of Spain gains prominence with international buyers

When thinking of a prime buyer in Spain, the assumption is the Balearic Islands, Costa del Sol or Barcelona. However, the map is changing and a new area is coming into the spotlight - Galicia, in the north of Spain.
From Galicia to the Pyrenees, so-called ‘cool Spain’ is seeing unexpected but sustained growth in the sale and purchase of prime properties. According to the most recent data from the General Council of Notaries, published in April 2025, Galicia recorded a 22.5% rise in property sales and purchases by international investors, among the top 10 areas in the country.
Rafael Rosendo, Director Lucas Fox Galicia, points out that since last summer, interest in properties over one million euros has soared, especially among international buyers with Galician roots or an emotional connection to the region, such as those who have walked the Camino de Santiago.
'‘In July 2024 we sold the most expensive triplex in Vigo to a Galician who emigrated to the United States,’ says Rosendo, "and we recently closed the sale of a penthouse to a Canadian with a Galician father. Both these cases illustrate a broader trend: buyers who, beyond luxury, are looking for privacy, cultural connection and a high quality of life.
Other recent examples include a German couple living in Altea who decided to invest €1.8 million in a property in Galicia, specifically to escape the heat of the Mediterranean. Climate change, coupled with the attraction of green landscapes, natural surroundings and homes with large plots of land, is driving a shift of investment from the south to the north.

The profile of these new international buyers is also different. Younger, more aware, and less interested in areas saturated with international tourism. There is a preference for traditional stone houses, discreet locations and surroundings that prioritise privacy and authenticity.
Northern Spain and more specifically Galicia, is more price competitive, with lower tourist density and a growing climatic appeal, is establishing itself as a serious alternative for international luxury. A region that, until recently, was off the radar and is now beginning to occupy an increasingly visible place on the global maps of the international prime buyer.
